Frequently Asked Questions
FAQs
Equestrian properties are unique. It’s not just about square footage and bedrooms—it’s about barns, pastures, fencing, water, and trail access. I know where all the trails are, which areas are most suitable for horses, and how to evaluate if a property truly supports the equestrian lifestyle. Being an equestrian is more than a hobby—it’s a lifestyle. I get it, because I live it. When you work with a Realtor® who speaks the same “horse language,” you gain an advocate who understands both your dreams and your horse’s needs.
GRI stands for Graduate, Realtor® Institute, one of the most respected designations in the real estate industry. To earn it, Realtors® must complete advanced coursework in contracts, technology, negotiations, and ethics. Only a small percentage of Realtors® nationwide commit to the time and dedication it takes to achieve this distinction. I earned my GRI in 2004, and it has given me tools and knowledge that set me apart from the average agent.
Not at all. Every Realtor® has a license, but experience and specialization vary greatly. I’ve been licensed since 1999, and my background spans mortgage banking, homebuilding, interior design for luxury homes, and renovations—which gives me an uncommon ability to see properties from multiple perspectives. When you combine that with equestrian expertise and local knowledge, you get representation that goes far beyond the basics.
Real estate is hyper-local. Every community has its own nuances, from market trends to HOA rules. Out-of-town agents often lack knowledge or access to the local MLS and insider knowledge of neighborhoods and equestrian areas. I live in Bear Valley Springs and work at the only real estate company located inside the gated community. That means I’m not just a Realtor®—I’m your neighbor, with boots-on-the-ground knowledge of our market, trails, amenities, and lifestyle.
While it may feel comfortable to hire a family friend or out-of-town agent, it’s rarely a good idea. Without local MLS access and community expertise, an outside agent can’t properly advise you on pricing, property history, location or the details that make or break a deal. Real estate here is competitive—working with a true neighborhood expert ensures you won’t miss opportunities or overpay.
Not at all! While I am a recognized equestrian property specialist, many of my clients don’t own horses at all. I also help buyers and sellers with cozy cabins, second homes, retirement retreats, investment properties, and first time home buyers. Whether you’re horsie or non-horsie, I’ll guide you through the process with the same dedication, care and expertise.
I take the time to explain what really matters for horse properties: usable acreage, water rights, fencing, drainage, access to feed, and nearby trails. I’ll point out details you may not have considered and help you evaluate whether the property truly works for both you and your horses. Plus, I connect clients with my wonderful network of local resources and vendors—including farriers, vets, contractors, and service providers—so you feel supported long after the sale.
Marketing horse properties takes specialized knowledge. It’s not enough to simply put a listing on the MLS. I know which equestrian publications, specialty magazines, and targeted social media groups will give your property the most effective and widespread coverage. My marketing is designed to reach horse people where they actually are—because I am one of them.
No. Many Realtors® will tell you exactly what you want to hear just to secure a listing, but that doesn’t serve you. I believe in honesty, transparency, and setting realistic expectations from the start. My goal is not just to get your listing—it’s to get you results. My track record proves efficiency, effectiveness, and a commitment to helping my clients achieve their dreams and goals.
